TheRentals.bg treats its Landlords with a special care and attention. As well as the traditional service Introduction only – promoting your property, organizing viewings, finding you a tenant and drafting a rental contract, we would like to offer you:
Management for your property – if you are tired of endless inspections of your property and from searching for the right tenants, or from gathering the rents every month, the inventory, the maintenance and the repair works and as a whole the care of your property or you simply are unable to do that because you are out of the city or the country - we are the professional solution to your problem. Our team will provide you with a high quality service including consultancy about the rental price of your property with respect to the current market conditions, accompanied inspections, full inventories of your property, will see to the regular payment of the rent and consummative expenses and when needed will observe the repair works of your property. We will take care of Your property as if it is ours - protection of Your interests is our main goal.
Tenants
We will undertake to find a suitable tenant for your property guided by your requirements.
Rent
We will be pleased to visit the property and provide a market appraisal and when required an open market valuation for sale. Rents are payable by the tenant monthly to us. You will be paid collected rents directly with full statements by us.
Deposit
We collect a deposit from the tenant to safeguard against damage (usually 1 months rent). At the end of the tenancy we will inspect the property and the costs of any damage attributed to the tenant will be deducted from the deposit.
Agreement
We will prepare a Tenancy Agreement under current legislation. Which unless requested by yourself will be for a period of not less than 12 months. This gives you the flexibility to re-occupy the house after giving the tenant one month's notice to quit. Similarly the tenant may terminate after the initial period by giving one month's notice.
Rates and Services
The payment of water rates, gas, electricity, telephone bills, garbage tax are generally the responsibility of the tenants - this is subject to negotiation which we will undertake on your behalf under your instruction.
Repairs
You are responsible for all repairs to the property with the exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any large scale repairs.
Insurance
It is highly recommended to have your property insured. We can provide information and help on insurance if required.
Students
We have particular expertise in the needs of Students. There is a high demand for properties located around Sofia’s Universities, and we are purposefully placed to meet this need.
Fees
Our fees for managing the property are some of the most competitive to be found. For these fees we will:
- Find you a suitable tenant
- Draw up a tenancy agreement
- Take a Statement of Condition
- Collect the rent and account to you monthly
- Make regular inspections of the property
- Advise on any repairs that are necessary
- Give advice regularly on how to optimise your rent and capital value.
